EPC AGENT / BIRMINGHAM

Energy Performance Certificates in Birmingham.

An EPC for a Birmingham property needs to reflect the building behind the address: a converted townhouse, a self-contained flat and a modern family home can have very different construction and heating arrangements. EPC Agent arranges residential and commercial assessments for owners, landlords, agents and businesses across Birmingham, with enquiries handled through the existing booking team.

Birmingham homes: terraces, conversions and established suburbs

Birmingham City Council’s conservation records illustrate the city’s variety. Edgbaston, Moseley, Bournville and the Jewellery Quarter have their own designated areas. The Moseley appraisal records streets containing nineteenth- and early-twentieth-century terraces and semi-detached houses alongside later infill. These are useful reminders that a property’s street or appearance alone cannot establish its construction or energy rating.

For an older terrace, evidence of insulation and the age of any rear extension can be particularly useful. A house converted into flats needs a different conversation: identify the exact flat, its floor, access arrangements and whether heating is individual or communal. A top-floor flat may have a roof above it, whereas a middle-floor flat can have other homes above and below. Those differences matter to the assessment even where the postal addresses are similar.

Managing improvements and business premises

Some Birmingham conservation areas have Article 4 directions. Before replacing external windows or installing visible insulation, check the requirements for the particular address. An EPC recommendation does not itself grant planning permission, and conservation designation is not a substitute for checking the EPC rules that apply to the transaction.

For a shop, office or mixed-use building, give the assessor a description of the space being sold or let and explain which areas share heating or cooling. Where a flat sits above a business, the residential and commercial parts may need separate assessment routes. Floor plans, heating specifications and details of recent alterations help define the scope before the visit.

A useful starting point for Birmingham landlords

If you manage several properties, start by matching each current certificate to its full address on the official register. Record the rating and expiry date rather than treating a whole building or portfolio as having one EPC. When arranging reassessments after refurbishment, collect the insulation invoices and heating records for each property separately. EPC Agent can discuss the assessment required and appointment availability; the legal guides below explain the national rules for sales and lettings.

EPC requirements for owners and landlords

When selling or letting a property in England, check for an appropriate valid certificate and commission one before marketing if required. Covered private rentals must also meet the current minimum EPC E standard unless a valid exemption applies. A building's age or conservation-area address does not automatically establish an exemption.

Read our landlord EPC guide and EPC requirements for landlords for the current rules and practical preparation. For business premises, see commercial EPC requirements.

LOCAL QUESTIONS

EPC questions in Birmingham

Can you arrange an EPC for a converted Birmingham flat?

Yes. State the flat number and floor when enquiring, and mention any shared heating or access through communal areas. The assessor needs to identify the individual dwelling correctly.

Do homes in Moseley or Edgbaston automatically need special EPCs?

The neighbourhood does not determine the assessment method. The building type and use matter. Heritage controls can affect later alterations, so check the address before commissioning work.

What should a landlord with several Birmingham properties prepare?

Prepare an address list, current certificates if available, access contacts and evidence of upgrades for each property. This avoids mixing records between apparently similar homes.

Can the same enquiry include a shop and the flat above it?

Yes. Describe both parts, their entrances and any shared systems. The residential and non-domestic assessment requirements can then be clarified before quoting.
