Costs and assessments
How Much Does an EPC Cost in 2026?
There is no government-set EPC price. The useful question is what an assessment will cost for your particular property, and what the quoted fee includes. Here is how to compare quotes before booking.
Why there is no single EPC price
An assessment for a straightforward flat is a different job from an assessment for a large building containing offices, storage and retail space. The assessor needs enough information to price the actual scope. A headline “from” price cannot tell you the total for every building.
EPC Agent provides a property-specific quote. Your quote reflects the assessment scope and the information you provide. Send the address, property type and approximate size through our enquiry form to receive a price and appointment availability before booking.
What affects a residential quote?
For a home, start with whether it is a house, bungalow or self-contained flat. Tell us the number of bedrooms, any extensions or converted roof space, and whether access needs to be arranged through a tenant or managing agent. These details help describe the work more accurately than the postcode alone.
An unusual layout can require more time to measure and record. If you have several properties, provide a separate address and description for each one rather than assuming that similar-looking homes need identical assessments. Their construction, heating and alterations may differ.
Information to send with your enquiry
- The full property address, including the flat or unit number.
- Whether you need a residential or commercial certificate.
- Approximate floor area, if known, and the number of floors.
- Relevant extensions, conversions or mixed uses.
- Your preferred date, marketing deadline and access arrangements.
How commercial pricing differs
For a commercial enquiry, floor area is useful but it is not the whole picture. A single open shop with one heating system differs from premises with several separately controlled zones. Plans, the number of units, ventilation and cooling equipment can all help establish the assessment requirements.
Clarify whether the quote covers an individual unit or the entire building. A landlord with a parade of shops should not assume that one certificate will automatically cover every unit and any flats above. Read our guide to residential and commercial EPCs for the distinction.
What should be included in the price?
Ask for a clear total and a description of the deliverable. Confirm the assessment, production and lodging of the certificate, whether VAT applies, and how you will receive the result. Ask about cancellation, missed access and any further visit needed because information could not be obtained.
Certificate delivery and the site appointment are different stages. If you are preparing a property listing, tell the provider your deadline and ask for a realistic turnaround. A cheaper appointment is not useful if the scope excludes the work you need or the date does not suit your transaction.
Check for an existing certificate first
The official register is free to search. If the latest certificate is still valid and covers the correct property, a change of owner or tenant does not itself mean you need to buy another one. Follow our certificate checking guide and compare the full address, type and expiry date.
A fresh assessment may be useful after improvements, but it is a separate decision from simply retrieving an existing document. Discuss a conversion or altered building layout before relying on an old certificate that may describe different accommodation.
Comparing two quotes fairly
Consider a hypothetical landlord with a terraced house and a flat over a shop. One enquiry might cover the house only; another might include both addresses. A price comparison is meaningful only after the properties, access and certificates required are agreed. Make a short written checklist and compare both providers against it.
For a local assessment, see EPC services in Dudley or browse our covered areas. You can ask about a single property or a portfolio without committing to an appointment.
Frequently asked questions
Is checking an EPC online free?
Yes. You can retrieve an existing certificate using the official government service without paying an assessment provider. Paying for a new assessment is different from viewing a lodged certificate.
Is an EPC included in an estate agent's fee?
Check the agent's agreement. Ask whether the EPC is included, an optional extra or separately arranged, and compare the total with a direct assessment quote.
Does a low EPC rating make the assessment more expensive?
The fee should be agreed for the assessment scope. Improvement works are a separate expense. Do not confuse the price of obtaining the certificate with the cost of changing the building.
Can you guarantee a particular EPC rating for a fee?
No. The assessment records the building and its services using the applicable methodology. A quote should cover a proper assessment, not the purchase of a promised rating.
