Costs and assessments

How Long Does an EPC Last?

An EPC is normally valid for ten years, unless a newer certificate replaces it. Check the official record for the correct property rather than relying on the age of a PDF in an old email.

Check the latest certificate and expiry date

The official energy certificate service shows the recorded certificate and its validity information. Match the entire address, including a flat number or commercial unit. Two certificates for similar-looking addresses are not interchangeable.

If a newer EPC has been lodged for the same building, use the current record. An older favourable rating is not an alternative you can choose because it still appears to fall within ten years of its assessment date. Our register checking guide walks through the search.

Do you need a new EPC when selling again?

A change in owner does not restart the clock, but it does not automatically require a new certificate either. A valid existing EPC can generally be reused for another sale or letting where it covers the relevant property. Give prospective buyers or tenants the appropriate certificate as required.

Do not confuse the certificate's validity with the time you have owned the property. A house bought two years ago may have an EPC much older than that, while another may have been reassessed shortly before completion.

Does expiry always trigger a new assessment?

For an owner-occupied home that is not being sold or let, reaching the expiry date does not by itself create a routine annual renewal duty. A new EPC may still be useful for planning improvements or required by another scheme, lender or transaction.

For rented property, check the rules that apply to the tenancy and building. The obligation to provide an EPC and the minimum energy efficiency standard are separate questions. Do not assume that an expired document removes a landlord's obligations. See landlord EPC requirements before making a letting decision.

What if you have improved the property?

Insulation, heating changes or other upgrades do not edit a lodged certificate automatically. A new assessment can provide an updated record. Keep installation evidence so the assessor can establish what has changed and how it should be recorded.

An improvement does not guarantee a whole-band increase. If your purpose is to demonstrate a particular standard, discuss the evidence and methodology rather than assuming that one new product will achieve it. The guide to improving ratings explains the planning process.

Conversions and changes to accommodation

If a house has become separate flats, or commercial premises have been subdivided, the old certificate may not describe the units now being marketed. Explain the conversion and the heating arrangements to an appropriate assessor. A valid date alone does not prove that a certificate covers the correct accommodation.

For a newly built dwelling, ask the developer for the completed certificate for the correct plot and postal address. A design-stage energy calculation is not a substitute for the finished home's lodged EPC.

Future reforms and validity

Government has announced reforms to the EPC system. The reform programme and its implementation timetable should be checked separately from today's certificate expiry date. Do not treat an old consultation suggestion about shorter validity as a rule already in force. The linked official programme records the latest published position reviewed for this guide.

Frequently asked questions

Can I renew an EPC without an assessment?

Retrieving an existing certificate is not renewal. Ask an appropriate assessor what is required to produce a new EPC for the property.

Does the ten-year period restart when I buy a home?

No. Check the certificate's actual validity date. Ownership changes do not reset it.

Does a new boiler automatically update my EPC?

No. Keep the installation information and discuss a new assessment if you need the change reflected in a certificate.
