Energy efficiency

What Affects Your EPC Rating?

An EPC rating comes from a model of the property and its energy-related features. It is not based simply on the age of the boiler, the appearance of the house or the last occupier’s bills.

The building and its exposed surfaces

The assessor records the property's dimensions and relevant construction. Walls, roofs, floors and openings affect how the building is represented in the calculation. A mid-terrace, detached house and flat may have different exposure to outside conditions even when their floor areas are similar.

Extensions and converted roof spaces can introduce different construction ages and insulation details. This is why a description such as “three-bedroom house” is useful for an enquiry but insufficient to calculate the certificate.

Insulation and supporting evidence

What is installed matters, but so does what can be established under the assessment rules. Accessible loft insulation can be inspected; some wall or roof features may need suitable documents. Where information cannot be established, the methodology determines how the feature is treated.

Keep clear records of improvements. An invoice that identifies the property and installed material is more useful than a general recollection of building work. Discuss evidence with the assessor rather than assuming every hidden feature can be recorded from an owner's statement alone.

Heating and hot water

The model considers the installed systems and relevant controls. It is not enough to describe a boiler as “new” or “efficient”; the actual system information matters. Hot-water storage, controls and other services can also contribute to the calculation.

Do not confuse system efficiency with the certificate's entire headline score. The current domestic energy-efficiency rating uses standardised cost assumptions. A lower-carbon heating option and a higher cost-based score are not always the same objective.

Windows, lighting and other features

Glazing and fixed lighting form part of the assessed features. Their influence depends on the whole property, so replacing windows should not be sold as a guaranteed jump of one or two bands. Think about condition, comfort, suitability and permissions alongside any possible EPC benefit.

Renewable technologies can also be relevant where present and appropriately recorded. Keep installation information and explain any shared or unusual arrangement. A system serving several flats needs a different description from equipment dedicated to one house.

Why neighbouring homes can differ

Two houses built at the same time may have different extensions, glazing, insulation evidence or heating. One may be on the end of a terrace and the other in the middle. Previous upgrades and the assessment methodology in use can also affect the comparison.

Use a neighbour's certificate as a prompt for questions, not proof of the rating your home should receive. If your certificate appears wrong, identify the particular recorded feature and supporting evidence so it can be investigated properly.

What is not a shortcut to a better result?

Tidying rooms or reducing your energy use for the week does not change the installed building features. The rating uses standard occupancy assumptions rather than rewarding a particular household's habits. Clear access helps the inspection, but presentation is not an energy-efficiency measure.

The assessment guide explains practical preparation. For improvement decisions, read how to improve your EPC rating rather than trying to change the result without changing or correctly evidencing the property.

Frequently asked questions

Does an older house always have a poor EPC?

No. Age is relevant to construction, but installed improvements and the complete assessment matter. Do not assign a rating from architectural style alone.

Do high energy bills prove the EPC is wrong?

Not by themselves. Bills depend on actual use and tariffs, while the certificate uses standardised assumptions. Investigate a specific property-data concern with the assessor.

Can I compare a commercial EPC directly with a house EPC?

The methods and headline metrics differ. Use the residential versus commercial guide to understand the distinction.

Where can I request a local assessment?

See EPC services in West Bromwich or send your property details for a quote.
