Costs and assessments

How Long Does an EPC Assessment Take?

Allow for the appointment and the work needed afterwards to produce the certificate. The time required depends on the building, access and evidence, so agree both stages when you book.

The appointment is only one stage

An EPC involves gathering property information, checking it, completing the calculation and lodging the certificate. A promised appointment date is not automatically a promise that the finished certificate will arrive that same day.

EPC Agent confirms the expected visit length and delivery arrangements for your property when discussing the booking. We do not advertise an unsupported universal time or a same-day guarantee. Tell us about any deadline before accepting an appointment.

What determines the time at the property?

A simple layout with accessible services is different from a building with several extensions, roof rooms and shared systems. A commercial building may have multiple zones and different heating or ventilation arrangements. The assessor needs to establish the relevant information rather than working to an arbitrary number of minutes.

Access can be just as important as size. A small flat can require coordination with a managing agent for communal heating information. A vacant house may be straightforward to enter but still need records of insulation or previous alterations.

Preparing without rushing the inspection

Use our assessment preparation guide to gather documents and plan access. Make sure the person attending knows where the heating controls and relevant records are kept. Explain any inaccessible areas before the appointment.

  • Confirm the correct entrance, flat number or commercial unit.
  • Arrange permission and keys for the agreed areas.
  • Send requested plans or records in advance where possible.
  • Allow time for questions about extensions and services.
  • Give a contact number for the day of the visit.

Avoid booking several unrelated contractors into the same space at the same time if their work will obstruct the inspection. For occupied premises, discuss a practical window with the tenant or business manager.

What can delay the completed EPC?

The assessor may need clarification about a building feature or evidence that was not available at the visit. Incorrect address details can also need resolution before the right certificate is produced. Prompt, accurate replies are more useful than repeated requests for an earlier result without the missing information.

If the property is being converted, tell the provider what is complete and what remains under construction. An existing-building assessment may not be the right route for the work. Our new-build EPC guide explains why this distinction matters.

Planning around marketing

Check the official register before commissioning another EPC. If a valid certificate already covers the property, retrieving it may resolve your immediate need. Where a new one is required, sellers and landlords should commission it before marketing rather than treating the start of advertising as a reminder to book.

Tell the estate or letting agent when the appointment is arranged and ask how they need the certificate supplied. Build contingency into your plans for missing documents or failed access. The government's marketing guidance describes reasonable-efforts timing requirements; they are not a reason to deliberately leave the EPC until the last moment.

Frequently asked questions

Can I leave after letting the assessor in?

Agree access and supervision arrangements in advance. The assessor may have questions, and any tenant or managing-agent requirements still need to be respected.

Is a commercial assessment as quick as a domestic one?

Not necessarily. Building complexity and assessment scope differ. Provide plans, floor area and service details so the expected time can be discussed.

Does an urgent deadline guarantee an urgent appointment?

No. Contact us for appointment availability and explain your deadline. We will discuss a realistic arrangement before you book.

Where can I book locally?

Visit EPC services in Stourbridge, browse all covered areas, or use the contact form for a property-specific enquiry.
